Our work in East Troy

Remodeling and building in East Troy.

East Troy sits about 20 miles from our home base in Twin Lakes, and we take on remodeling and construction work for homeowners here. The village was platted in 1847 around a central square, grew slowly for decades, then picked up after 1950. That points to houses from several eras, each with its own needs. We start with a free written estimate and a free design, then one crew handles the job from first measurement to final sweep.

Pembroke Construction is a licensed, insured and bonded contractor owned by Kyle Pembroke. We build and repair kitchens, baths, basements, decks, roofs, windows, siding, floors and tile, plus screened-in porches and multi-season rooms. Military members, seniors, teachers, first responders and people with disabilities get a discount, and we explain it when we write your estimate. Call (262) 758-7007 to talk through your project.

The area

About East Troy.

East Troy is a village in Walworth County, in southeastern Wisconsin, covering about 4.5 square miles. Settlers from New York and immigrants from Germany, Ireland and Scotland founded the community in 1836, and the village was platted in 1847 around a central Village Square. It was incorporated in 1900, and an electric railway line arrived in 1907. A railroad museum still tells that story. Growth was slow through much of the early 1900s and faster after 1950. Just outside the village, the Town of East Troy is mostly farmland, with lakes such as Lake Beulah and Potter Lake and many lake homes. The 2020 Census counted about 4,700 residents.

Projects

What we build in East Troy.

Local conditions shape the work. Here is what we pay attention to in East Troy.

01

Screened porches and multi-season rooms

With many lake homes just outside the village, a porch or multi-season room that adds usable months has real appeal. We can screen in a porch or build a room.

02

Kitchens and baths in mixed-era homes

Because growth continued after 1950, many East Troy kitchens and baths are decades old. We update layouts, cabinets, tile and fixtures while keeping the rest of the house livable.

03

Decks and composite decks

Many village yards have a deck that has been through years of freeze and thaw. We rebuild in wood or composite and walk you through the deck permit.

04

Roofing, siding and windows

Older homes near the Village Square may be due for new windows, siding or a roof. We replace them and walk you through the permit steps.

Every trade

Everything we do, in East Troy.

One crew handles the whole list, so a kitchen and a new roof can share one schedule.

Good to know

Permits and local details.

Every town has its own rules. Here is what we found for East Troy.

Permits and inspections

East Troy runs building permits through the Village's building inspector, who keeps posted office hours on set afternoons and meets by appointment. The village publishes separate applications for building, electrical, plumbing, HVAC, erosion control, fence, deck and pool work, with zoning permits on their own site. Deck and fence projects have their own guidelines, and we walk you through them.

Floodplain rules

East Troy's village code includes a Floodplain Overlay District with floodway, flood-fringe and general floodplain areas. If your lot is mapped in one, a land use permit is required before new work starts, and outbuildings in the flood-fringe must sit on fill at or above the regional flood elevation. Ask the village whether your address is mapped before you plan an addition or shed.

Taking down old structures

Demolition permits in East Troy require proof that utilities have been disconnected, and the village points you to We Energies to arrange it. If you plan to take down an old shed, porch or garage before building new, put that call early in the schedule so the permit does not hold up the start.

Do I need a permit for a deck or fence in East Troy?

The village posts a separate application and guidelines for decks and for fences, so plan on paperwork for both. Wisconsin's Uniform Dwelling Code, the statewide code for one- and two-family homes built since June 1, 1980, sets the construction standards. Check with the building inspector before you start, and we will help you prepare the application.

I live on a lake near East Troy but outside the village. Who handles my permit?

It depends on the address. Homes inside the village use the Village of East Troy's building inspector. Homes in the surrounding Town of East Troy or the Town of Troy answer to a different office, so confirm the jurisdiction first. Give us your address when you call and we will help you find where the permit goes.

Does a mapped floodplain stop me from adding on?

Not automatically. East Troy's code sets rules for building elevation, fill, anchoring and drainage in floodplain districts, and it limits how much a nonconforming structure can be changed using a 50 percent value test. Find out whether your address is mapped, then bring that to us so the design works with the rules.
