Remodeling, decks, roofs and porches for Antioch homes, from the blocks near downtown to lots close to the Chain O'Lakes.
Our work in Antioch
Antioch is the closest Illinois town we serve, only about 9 miles from Twin Lakes, so the drive is short. It is also across the state line, and that changes the rulebook. Illinois does not use Wisconsin's Uniform Dwelling Code, so permits here come from the village's own Building and Code Enforcement staff. We plan around those local requirements from the first estimate.
Antioch grew up around farms, a sawmill on Sequoit Creek and, after the railway arrived in 1886, summer visitors from Chicago. Lake-town summers make porches, decks and multi-season rooms a natural fit, and a basement or kitchen update fits any season. Every estimate and design is free, and one crew handles your job from first measurement to final sweep.
The area
Antioch is a village in northern Lake County, Illinois, at the Wisconsin line and along the Chain O'Lakes waterway. It sits on gently rolling glacial moraine dotted with lakes, including Antioch Lake, Lake Marie and Redwing Slough Lake, and Sequoit Creek runs through the area. The Gage brothers settled here in 1837, Hiram Buttrick's sawmill followed in 1839, and the village was incorporated in 1892. A rail link to Chicago in 1886 brought summer visitors, and fires burned much of downtown in 1891, 1903 and 1904. Metra's North Central Service has served the village since 1996. The 2020 Census counted about 14,600 residents and roughly 5,500 housing units.
Projects
Local conditions shape the work. Here is what we pay attention to in Antioch.
Summers near the Chain O'Lakes draw people outdoors, and bugs follow. We design and build screened-in porches and multi-season rooms to match the house you have.
Finishing a basement in Antioch needs a village permit. Radon is present in every Illinois county and some Lake County homes test high, so we suggest testing first.
Antioch requires a permit for decks, and most applications need a plat of survey. We draw the deck, prepare the village paperwork and build it in wood or composite.
Roofs and room additions need an Antioch permit, while in-kind door and window replacements and gutters generally do not. We help you sort out which applies.
Every trade
One crew handles the whole list, so a kitchen and a new roof can share one schedule.
Good to know
Every town has its own rules. Here is what we found for Antioch.
Antioch handles permits through Building and Code Enforcement in the Community Development Department at Village Hall on Main Street. Applications must be complete, describe the work, and usually include a plat of survey. Fees are generally based on project cost, and the village waives permit fees for disabled veterans who show proof. It does not register contractors. We walk you through the paperwork.
Lake County's Watershed Development Ordinance sets countywide standards for stormwater, floodplains and wetlands, and most Lake County municipalities enforce it locally as Certified Communities. Antioch has lakes, a creek and wetlands, so a project near the water may need review beyond the village permit. Ask the village whether your lot is affected before plans are final.
Antioch sets construction hours of 7 a.m. to 7 p.m. Monday through Saturday, and 9 a.m. to 6 p.m. on Sundays and holidays. Property owners can ask the village for the plat of survey it has on file at no charge, which saves time when an application needs one. We schedule noisy work around those hours.

The village does not register contractors, but permits are still required for work such as decks, roofs, basement remodels, additions and fences. Cosmetic work like new cabinets or fixtures generally does not need one. Illinois law also entitles you to a written contract on home repair jobs over $1,000, so get one from any contractor.
No. Wisconsin's Uniform Dwelling Code applies to Wisconsin homes. Antioch adopts its building codes through its own Village Code, with local amendments, so the rules for a project in Antioch come from the village. We build to the code of the town where the house stands, and we ask the building department when a detail is unclear.
It is a good idea. The Lake County Health Department says radon is present in every Illinois county and that some Lake County homes tested high. It can enter through foundation cracks, sump pumps and porous walls. Testing before finishing helps you plan the floor, walls and sump cover once, instead of reopening them later.
